Terms and Conditions

• Payment due upon booking.
• RVs must be self-contained, well-kept, and in good condition.
• Maximum speed limit: 5 MPH.
• Each site: 1 RV + up to 2 vehicles.
• No storage trailers/sheds, except with written approval and extra fee.
• No sub‑leasing.
• Prohibitions on clotheslines and extra refrigerators/freezers.
• Maintain water hoses and sewer lines—no leaks allowed.
• Keep yards clutter-free; park not responsible for guest‑caused damage.
• Trash must go into designated bins—never leave outside your RV.
• Respect restroom and laundry areas.
• No solicitation or onsite advertising.
• Reservations are mutual commitments; no refunds after 24 hrs of booking.

Cancellation & Refund Policy

• Cancellation: Must give 48 hrs notice.
• Deposit:
  • Stays < 30 days: full payment at booking.
  • Stays > 30 days: first + last month’s rent at booking.
• Refunds: Not offered—rescheduling allowed instead.
• Site Fees: Due upon booking for short stays. Long-term stay fees discussed with management.

Children & Visitors

Guests are responsible for the conduct and safety of children and visitors.

Alcohol, Smoking, Drugs & Firearms

• Dispose of smoking materials properly—fines start at $25 for littering.
• Smoking is banned in all park buildings.
• No firearms discharge or fireworks.
• Weapons must comply with state/federal laws.
• No alcohol in common areas (unless approved).
• The park isn’t responsible for guests driving under the influence.
• Zero tolerance for criminal or drug-related activity.

Pets

• Dogs allowed; pet limit determined case-by-case.
• Pets must be under control—leashed, in pens, or in dog park.
• Mandatory immediate cleanup—$25 minimum fine for violations.
• Management may refuse entry based on breed/behavior.
• Pets only allowed within the RV Resort boundary; cannot cross Red Top Road.
• Onsite fenced dog park available—follow park rules.
• Beware of snakes in the area.

Vehicle Rules

• Valid driver’s license required for on-site vehicle use.
• Park only in assigned site—no street or grass parking.

Behavior & Nuisances

• No excessive noise—after-hours disturbances may incur fees.
• Respectful conduct required; abusive language or behavior = immediate eviction with no refund.
• Guests are liable for any damage to park property.
• The park is not liable for fires, theft, vandalism, accidents, or injuries.
• Reserve right to limit site occupancy or refuse service.
• Violation of rules = tenancy termination and possible barring.
• Rules and fees may change without notice.
• Report any problems or emergencies to management—call 911 if needed.
